A fresh coat of paint can be one of the best investments to increase the value of your house. Repaint your door.

Have siding cleaned or repainted, clean windows, install window boxes with bright flowers

The roof may be the single most important aspect of your home front. Replace broken shingles, paint eaves, and fascia boards,

 

Attractive

Use light to your advantage.  Make your home as bright as possible. Use mirrors, track lights, open drapes and turn on lights.

A fundamental rule in selling your home is to keep colors neutral and light.  Use white, beige and gray for exterior and shades of white for the interior. 

The sounds of peace and quiet are some of the best sounds to have when your home is being shown  Avoid barking dogs, sounds of housework, avoid the sounds of banging pipes or faulty appliances.

Smell has more impact than you might expect. Using smells of new latex paint or polyurethane is positive as is lemon oil or fresh flowers. A heater dish of vanilla spreads a scent of fresh baked cookies. Avoid pet orders, tobacco, cooking and oil or gas.




 

Comfortable 

The kitchen is perhaps the most important room in your house. Make sure it is spotless and smells fresh ; have appliances professionally refinished in a new color

Organize your kitchen cabinets, use organizers. Clean countertops. 

Spruce up the bathroom with flowers, new light fixtures, a new toilet seat, air freshener, oak towel rack and rich looking towels and curtain rods. Make sure there are no drips, sinks drain, and tubs, mirrors, and floors are in good condition.

 

Impressive

The living room is a major selling point. Buyers look for elegant and impressive. Use mirrors to enhance perception of size.

Show fireplace to best advantage. Sweep it clean. If it's winter have a fire going. During summer dress up hearth with fresh or dried flowers.

Have carpeting professionally cleaned,  sand and refinish hardwood floors. Polish furniture. Make liberal use of plants and flowers.

Bedrooms should be spotless, rugs and windows clean, and the room scented. Organize closets, track lighting increases perception of size, and consider a ceiling fan as an accent to any room.
